Post-Abatement Air Clearance

Independent Air Clearance Testing

Documented proof the space is safe to reoccupy — from a company that had nothing to do with the abatement work being cleared.

Independent

We didn’t do the abatement, so we have no result to protect.

Residential & Commercial

Homes, commercial buildings, and industrial sites.

Certified Analysis

Accredited laboratory results, fully documented.

Reoccupancy Ready

Documentation for owners, tenants, and regulators.

Why It Matters

The clearance test is only as good as its independence

Abatement removes the material. Air clearance testing confirms the removal actually worked — that the airborne fiber count inside the containment area is low enough for people to safely return.

Here’s the problem worth naming: when the abatement contractor arranges their own clearance testing, the party being graded is choosing the grader. BAT Services performs no abatement work of any kind. We have no relationship to protect and no failed clearance to explain away.

That independence is the entire value of the test. If the air is clean, we document it. If it isn’t, we tell you before anyone walks back in.

When clearance testing is called for

  • !
    After residential asbestos abatement
  • !
    After commercial or industrial abatement
  • !
Before tenants or staff reoccupy a space
  • !
When a regulator or insurer requires documentation
  • !
When you want a second opinion on a clearance already performed

Already have a clearance result you’re not confident in? We’ll test it independently.

The Process

How air clearance testing works

Coordinate Timing

Clearance happens after abatement is complete but before containment comes down. We coordinate with you or your contractor on timing.

Visual Inspection

Before air sampling, we verify the work area is visually clean and free of residual debris and dust.

Air Sampling

We collect air samples inside the containment under standard conditions to measure airborne fiber concentration.

Certified Results

Samples are analyzed by an accredited lab and you receive documented clearance results you can rely on for reoccupancy.

Answers

Air clearance questions

Can’t my abatement contractor just do the clearance?

Some do. But a clearance test performed or arranged by the same company that did the removal has a structural conflict — a failed clearance means they go back and redo work at their own cost. An independent third party removes that pressure from the equation entirely. Many owners, insurers, and regulators specifically prefer or require independent clearance for this reason.

What happens if the clearance fails?

The containment stays up and the abatement contractor re-cleans the area, after which it’s tested again. It’s not a disaster — it’s the system working. A failed clearance caught before reoccupancy is dramatically better than a passed clearance that shouldn’t have been.

How quickly can you get on site?

Clearance testing is time-sensitive — containment stays up and work stays stopped until it’s done. Call us as early in the abatement process as you can and we’ll schedule around your completion date rather than after it.

Do you also test before abatement?

Yes. Pre-abatement inspection and testing is our core service. Many clients use us on both ends — the initial survey that identifies the material, and the independent clearance that confirms it’s gone.

Schedule Clearance

Get clearance testing scheduled

Tell us where the project is, what was abated, and when abatement wraps up. We’ll coordinate timing so your containment isn’t sitting idle.

Don’t let the containment sit.

Call as soon as you have an abatement completion date and we’ll build the clearance into your schedule.
