Why Test

Seeing mold and knowing what you’re dealing with are different things

Visible mold on a bathroom wall usually doesn’t need a lab to diagnose — it needs a fan and a cleanup. Testing earns its cost in the situations where the picture is unclear: symptoms that improve when someone leaves the building, a water event that was dried out but never verified, or a dispute where somebody needs documentation rather than an opinion.

Tennessee makes those situations more common than they’d be elsewhere. Humidity runs high for a large part of the year, crawlspace foundations are everywhere, and HVAC systems run hard enough to create condensation problems inside walls and ductwork. Growth frequently starts somewhere you can’t see it.

What testing gives you is a measurement: what’s in the air, how it compares to outdoor baseline, and what species are present. That’s the difference between guessing and knowing before you spend money on a remediation scope.

How mold testing actually works

Air Sampling

Spore-trap samples collected indoors and compared against an outdoor control. The comparison is what matters — every building has some spore count, so the question is whether indoor levels are elevated relative to outside.

Surface & Swab Sampling

Direct sampling from visible growth or suspect surfaces to identify what species are present. Useful when you need to know exactly what you’re dealing with, not just that something is there.

Moisture Assessment

Mold is a water problem before it’s a mold problem. We look for the source — moisture intrusion, condensation, ventilation failures — because remediation without fixing the cause just resets the clock.

Post-Remediation Verification

Independent confirmation that remediation worked, from a company with no involvement in the remediation. Same principle as our asbestos air clearance work.

The Honest Version

The mold industry has a hype problem. We don’t participate in it.

Mold is a real issue that causes real property damage and real health complaints. It is also the single most oversold problem in the inspection business, and the reason is structural: most companies that test for mold also sell the remediation.

You can see how that goes. An alarming report leads to an alarming scope leads to an alarming invoice, and the homeowner has no independent way to judge whether any of it was proportionate.

We don’t remediate anything — not mold, not asbestos, not lead. We have no downstream contract riding on your results, so the report reads the same whether levels come back elevated or normal. If your problem is a bathroom fan and a bottle of cleaner, we’ll say so.

And when results do warrant remediation, we’ll explain what a reasonable scope looks like before you collect quotes — which is worth having in hand when someone quotes you a whole-house containment for a closet.

Mold testing questions

Is black mold as dangerous as people say?

“Black mold” usually refers to Stachybotrys, and it gets far more attention than the science supports. Plenty of common molds are dark in color and unrelated to it. What matters more than color is the amount present, whether it’s being disturbed into the air, and whether anyone in the building is sensitive to it. Individual reactions vary a great deal — some people are noticeably affected by levels others never register. That’s a conversation for your doctor; what we provide is the measurement.

Can I just use a mold test kit from the hardware store?

Settle-plate kits will grow something in almost any building, because there are always some spores in the air. Without an outdoor control sample and a lab comparison, a positive result tells you nothing about whether your indoor levels are actually elevated. If you want an answer you can act on — or that a landlord, an insurer, or a buyer will accept — the kit won’t get you there.

Does insurance cover mold?

Often only partially, and it depends heavily on the cause. Many policies cover mold that results from a sudden covered event — a burst pipe, for example — while excluding mold from long-term humidity, maintenance issues, or gradual leaks. Coverage caps are also common. Read your policy or ask your agent, and get documentation early: carriers care a great deal about when the water event happened and how quickly it was addressed.

Do I need testing if I can already see the mold?

Frequently not. If you can see it, you know it’s there, and small areas of surface growth in a damp bathroom are usually a cleaning and ventilation problem rather than a testing one. Testing is worth it when you need to know the extent of something hidden, identify a source you can’t find, document a dispute, or verify that remediation worked.

Do you remove mold?

No. We’re a testing and inspection company across every service we offer — asbestos, lead, and mold. If your results warrant remediation, we’ll connect you with contractors we work with and help you evaluate whether a proposed scope matches the findings. We take nothing for the referral, which is exactly why we can be blunt about it.

Can you verify that a remediation company did the job right?

Yes, and it’s one of the better reasons to call us. Post-remediation verification from an independent party carries weight that a self-certified clearance doesn’t. If a remediation contractor is confident in their work, they have no reason to object to independent testing.

Can you test for mold and asbestos in the same visit?

Usually yes. Water damage is a common trigger for both — a flood or roof failure raises the mold question and the asbestos question at the same time, particularly in older buildings. Combining them saves you a second visit and a second disruption.
